I met the client on FB and was so excited to have a potential listing for my new company The District Realty! I popped into my car and rode all the way to 9516 Parkwood Drive in Douglasville Georgia.
I was impressed about its location because the main entrance into their neighborhood was across from the city of Douglasville’s mega mall Arbor place. The tree lined street named Arbor Pkwy reminded me of Cumberland Parkway and that was a good thing. After making the left into the neighborhood I saw this little ranch that looked so tired, but I knew it just needed a little love.
The sunken living room with a fireplace, large front window and vaulted ceilings was a nice entrance to the home and the large kitchen was bright and cheery with the yellow paint and natural light. On the surface the rest of the main floor looked like it just needed a good cleaning and maybe a fresh coat of paint.
The inspection also brought to light many other underlying issues, electrical, plumbing and other miscellaneous repairs were definitely needed if we were going to get this house to market. The homeowners were willing to put some money and energy into the home but were overwhelmed and didn’t know where to start, I’ve always had a crew of people to aide me in helping people solve their problems so I called them out to get a game plan!
My crew started on the necessary repairs and the homeowners got to work cleaning, painting and clearing out clutter. After a couple months of everyone working together and then a fresh coat of beautiful blue paint on the exterior we listed the home!
The response was amazing and immediate, the next morning offers started rolling in and after some consideration we accepted one that was $15,000 above asking price. The homeowners made a nice profit and were able to move on to their dream home, which I had been able to find for them using my amazing listening skills, 20 years’ worth of experience, bargaining savvy, and FMLS and GAMLS!!!
